In 2022, our team completed a spectacular, full-house renovation of this waterfront property on Scotland Island. Located on the eastern side of the Island, the home featured spectacular views across the Hawkesbury River to Lovett Bay and Kuring-gai Chase National Park.
Scotland Island is accessible from the water only but is only a short trip by boat, water taxi or ferry from Church Point on the mainland. Whilst the limited access does pose problems for homeowners when renovating, our team were excited to take on the challenge of transforming this spectacular property. After all, it wasn’t a bad way to spend our work days, gazing across the water to the surrounding bush.
The home had a private jetty and our trades had full use of the owner’s boat for the duration of the build. Building materials and rubbish was transported to and from the property by barge.
The property was purchased as a holiday home by two brothers, some time ago. It remained in its original condition until we completed the renovation in 2022.
To comfortably accommodate two families at one time, the three-storey home had been cleverly divided into two, separate, self contained residences comprising two kitchens, five bathrooms, two living areas and four bedrooms.
We completed all aspects of this extensive renovation including:
- Two complete kitchen renovations. Reconfigure and extend the kitchen space.
- Five bathroom renovations (downstairs main bathroom, downstairs ensuite, downstairs powder room, upstairs main bathroom / laundry, upstairs ensuite).
- Custom joinery and new wardrobes.
- Replace old flooring throughout with new timber flooring.
- Rebuild the existing staircase. Install a skylight to increase natural light.
- Remove old and install new windows and sliding doors throughout.
- Retile the balconies.
- Extend the house exterior onto a disused patio at the rear of the property to gain more internal space.
- Paint all interior walls, ceilings, architraves, doors, window and door frames.
- Paint the entire house exterior.
Laundry, Ensuite and Bathroom Renovations
Full bathroom renovations were completed with nothing of the old remaining. This included new tiles and waterproofing (three coats with certification). New PC items such as toilets, vanities, baths, tapware, shower heads and other accessories were all replaced with new ones.
To improve the layout and flow of some of the bathrooms, some PC items were moved.
Underfloor heating, ceiling exhaust fans, heated towel rails, downlights, and additional powerpoints were added as part of each renovation. Floor waste and drainage issues were also rectified.
To increase the size of the downstairs powder room, we moved an existing wall and entry door forward. This allowed us to reconfigure it so it could be used as another bathroom.
